For your first assignment, you are asked to write an argumentative paper in the Classical Oration style which answers the following question: Is gentrification good? You may answer this question however you wish. Your paper must have a thesis which focuses and drives the paper. Your introduction should clearly provide the facts and background information on the topic. Your thesis should also clearly state your position and rationale for that position. Gentrification in recent times has been a source of debate in the global world as the scholars share their concepts on the real effects to the society in the United States.  The issue is dated back in the society with some mentioning the drastic effects concerned with the process while some were claiming the process has been the center of recent development in the United States of America. However, gentrification takes place when a person was having a more income or perhaps wealthy moves into an area where the residents were there having low income and thereby making the rents untenable and improves the development of the surrounding as well through better structures. Moreover, the scholars have argued whether the gentrification is good or bad and has not come into a universal conscience (Feldman & Justin). Therefore, based on the information and despite the developmental changes in the society still gentrification is not good and has led to several effects in the community.

In the United States recent analysis, the cost of renting a home has substantially increased in the region especially in the urban areas. According to the Zillow real estate research in 2014, the median household income rose by 25% than in 2010 while the rent rose to approximately 54% from the initial amount paid in the region. The analysis also showed that the residents of Miami, San Francisco, Los Angeles and New York were paying the highest portion of their income in the recent times due to the increase in the rates of rents in the region. The United States Department of housing and development considers a rent to be unaffordable when it overrides the 30% of the person’s income (Osman & Suleiman). The two trends have been noticed to lead to the increase in unaffordability of the rents tenure in the region. These include the widening gap between the demand and supply of the prices of housing in the United States and the growing inequality in the urban areas. Therefore, the shown statistic has reached to that point due to the gentrification of the housing rent fees that has led to the growth of the economic to a standard that the low-income earners can afford. There have been drastic causes of the situation despite the development factor. These include;

Gentrification has led to the displacement of many people in the United States. The rich and wealthy fellows come to the areas that are habited by the low earners in the society as the residence and begin to settle and buying the lands (Osman & Suleiman). According to the business terms, there will be an increase in the demand which intern increase the economic state of the housing in the area. According to some scholars, the relationship between gratification and mobility or perhaps displacement is not statistically significant, but displacement has been related to the movement of people in the United States and other nations. Most of the low-income residents in the local settlement could not stand the increase in the housing prices and the change in the socioeconomics of the residence, and this forced them to look for some areas that they could afford. According to Vigdor and Braconi, gentrification has the adverse effect on the society, especially to the low-income earners.

According to statistics, gentrification to some extends led to racial inequality. Although the process has developed much of the debate that has brought much of facts on the changes that are experienced in the neighborhoods (Feldman & Justin). From the community surveys and the social amenities, we find out that the rate of gentrification in Chicago from 2007 to 2009 was negatively composed of the Latinos and the blacks in some residence which indicated the signs of gentrification or perhaps displacement. The blacks and the Latinos found in some residence in Chicago where as a result of the housing displacement that happened in 1995. Due to the difference in the strength of the economic stand some race was pushed to look for other settlement where they can afford and leave the latter to the wealthy and rich fellows to habit. The racial composition has a threshold influence on the gentrification process. The areas where the particular race was above 40%, there was no much effect than places with less than that in their population composition. The low-income minority neighborhoods were mostly the victim of circumstances, and this led to the reproduction of the neighborhood racial inequality.

The relationship between gentrification and the neighborhoods crime rates in the United States of America. Gentrification in most areas has brought about some economic practices with congestion and social problems. Despite the fact that the modern development building of much better housing facility in the area has led to the growth and standardization of some facilities like a building of more coffee stalls and increase the financial capabilities of people (Feldman & Justin). On the other hand, this has led to an increase in crime rates as compared to before the establishment of the areas. The crime rates in the neighborhoods have grown tremendously due to the increase in the population and the instability that was caused by the migrating teams in the areas. According to the study, the increasing number of coffee shops in various neighborhoods reacted differently based on the issue of crime rates. The white neighborhoods in Chicago showed a decrease in the homicide crime rates as compared to the gentrifying black neighborhoods that showed an increase in the crime rates in the areas. Therefore, the situation has led to crime rates in some areas and population in Chicago.

Gentrification and the prices of the housing in the state have been a source of debate.  The endogenous factors and the price dynamics in the recent times as far as some levels of economic change took place in some areas in the states. The rich in the state at some point moved to the low-income resident and pushed the economic factors of the area to the extent that the poor could not afford to stay in the neighborhoods (Goodman). They approached some of the areas of Chicago with diversity to take the mantle of the area and then increasing the demand causing the prices of the houses to go higher and higher according to the demand and supply economic reasoning. The in the migration of the richer into the neighborhoods will make the prices of the houses to rise and force the original inhabitants of the areas to leave the place and migrate out. However, the perception of some scholars has been to increase the economic phase of the regions through development. Although it’s true that it leads to regional development, we have to consider the financial state of the inhabitants and the consequences of the migration due to the increase in the prices on the poor people. According to the current statistics taken around, it’s clear that the wealthy will consider staying to stay around the rich individuals and hence economic degradation.

The price factor of the housing and the division of the individuals and families in the region has led to the formulation of various policies on the perception and talk about gentrification (Osman & Suleiman). The people with poor economic stands in most regions have felt the effects of having such migration due to lack of economic stability. The economic situation in the region has led to the frustration of many people especially the poor for being homeless or the inability to balance the income of what they get with the increases in the bills around. Due to the emerging issues of gentrification in the society especially in the United States of America, we can boldly state the equation of the increase in the prices of the housing to the selfish gains of the rich people in the society. Despite building the economic strength of other people around, they negatively influence the prices of staff causing imbalance and instability in the society that the poor cannot stand and make a good move.

There has been an improvement noticed that comes as a result of gentrification in the United States of America (Osman & Suleiman). The significant force investment of the rich in the urban sectors has led to the economic empowerment through the creation of expensive facilities like the banks, and other coffee restaurants have pushed cities like New York to a great extent. The great economic stands of gentrification have influenced and changed the phase of many cities due to great investments that destabilized the low-income earners to migrate to some affordable areas as the wealthy begin to settle together and improve the state of the region. The transformation factor has gone beyond to the villages through a string of empowerment in the use of the industrial facilities like the banks to the nearby neighborhoods.  According to the urban development authority in the state, gentrification is necessary because it leads to regional development through the creation of the social amenities. Therefore, despite the massive effects on the migration and economic inequality in the region, there has been a noticeable change in the major urban areas.

Conclusion

Gentrification has brought about a mixed feeling of importance and adverse effects to the economy of the United States. According to some surveyors, it’s important for a family to pay rent approximately 30% of their income. The process has brought about a hike in the pricing of housing with a standing factor in the revenue of the individuals in the society. Therefore, a good economic development is that which can shift the change in both the income of the people and the expenditure of the individuals in the society to avoid overspending that would lead to poverty levels. Based on the same reasoning it’s better for a factor in the society to favor more than half of the inhabitants of the region. Therefore, anything that does not favor that number of people or on other hands disfavor them is perhaps not a good thing. Since gentrification has always led to the migration of the low-income earners from their original habitats, it is not a good thing.
